If the membrane is sound and the insulation under it is dry, a reflective coating can add years for far less than replacement. Wet insulation or a failing membrane means replacement. Moisture readings in a free inspection settle it.

Yes. Las Cruces is about 45 minutes northwest of El Paso. New Mexico requires roofing contractors to hold a state license, so work there is done by a roofer licensed for it.
